Gutter surveys for homes and businesses in Ascott Earl

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. Common reasons to book are water backing up from a hidden gutter and choked outlets or hopper heads, on outlets and hoppers, valley gutters and downpipes.

Some older homes in villages like Ascott Earl are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What a gutter survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Pipes below ground level
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters

What happens on the day

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. In a hamlet or village like Ascott Earl, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

Common roof problems in Ascott Earl

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

A survey makes sense if you’ve noticed:

  • Joints that drip after rain
  • Overflowing valley or parapet gutters
  • Gutters overflowing in heavy rain
  • Choked outlets or hopper heads

For landlords with property near Ascott-Under-Wychwood station, a dated record of the roof is useful when planning maintenance across a let.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check downpipe clips are holding
  • Check for spilling water in a downpour
  • Ask for valleys and parapet gutters to be cleared too
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.

Ascott Earl homes and their roofs

Historic houses like Minster Lovell Hall, about 4.7 miles south, show how far back building in the area around Ascott Earl goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church like Church of the Holy Trinity are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
