Gutter survey in Chilson: what you get

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Common reasons to book are leaking or loose downpipes and leaks at the gutter joints, on outlets and hoppers, parapet and box gutters and valley gutters.

Somewhere as small as Chilson, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Common questions in Chilson

Do you survey roofs for landlords with property near Ascott-Under-Wychwood station?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building.

Do you cover smaller places like Chilson?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Will you look at parapet and box gutters as well?

Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and they go into the written report.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or send us an email to arrange it.

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what isn’t.

Honest limits

It is useful to know what a survey will not do before booking:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

What we look at

  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes

What affects the cost of gutter surveys

Prices always include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • The size of the roof
  • Basic, Standard or Premium

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • Any deadline, like an exchange date

Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we’ll suggest the right survey. We confirm the price before anything is booked.

Chilson homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark like Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Ascott-Under-Wychwood station, the gap between tenancies is a good time to have the roof looked at.

How the survey works

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Rural addresses near Chilson can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking before the day

How to book

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
