Thermal roof surveys for homes and businesses in Chilson
A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey insulated roof spaces, loft conversions and flat roofs, and common reasons people get in touch are damp that repairs haven’t cured and water that travels before it shows.
In a small place like Chilson, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- Roof area
- The number of roofs, including extensions and garages
All our prices include VAT. Thermal roof survey starts from £400, including VAT. We confirm the price for your roof before booking.
Getting in touch
You do not need to know any roofing terms. Just let us know:
- The type of building and roof, such as pitched or flat
- Why you want a survey: buying, a leak, a storm or new work
- How the loft is reached, if there is one
- Pictures of the roof from a safe spot, if you have them
Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Rented homes, blocks and businesses
Any of our surveys can be booked by landlords, agents and building managers in Chilson. For a price for a let property or a block, phone 07833 053749 or use the contact form.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
How the survey works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours at most homes, and longer for a large or complex roof. Older rural homes like those around Chilson can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Before we arrive
- Tell us about parking before the day
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear

Thermal roof surveys around Chilson
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.
Around Chilson, as everywhere, small roof faults are simplest to sort before they let water in.

Common roof problems in Chilson
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.
We are often asked to look at:
- Damp around roof outlets and upstands
- Patches of heat loss across the roof
- Ceilings that feel colder in places
- Possible trapped moisture under a flat roof covering
The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.
What to check before booking
- Is VAT included in the price?
- Their drone registration, if they fly one
- What exactly goes into their report
- What’s outside the scope of the survey
FAQs for Chilson
Do you cover smaller places like Chilson?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Do you carry out roof surveys in Chilson?
Yes, Chilson is one of the places we work. The survey and report are the same in Chilson as anywhere else, and visits run on weekdays and weekends.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.
Does thermal imaging work on slate and tile roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Readings unaffected by sun, shade or reflections
- The condition of timbers we can’t see
- An energy rating for the building
