About our flat roof survey in Moreton
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey single-ply membranes, GRP fibreglass and EPDM rubber, and common reasons people get in touch are blisters and bubbles in the covering and loose or cracked edge trims.
Older buildings in small places like Moreton may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Why act early in Moreton
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Older cottages and farmhouses around Moreton can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

What a flat roof survey does not cover
Before you book, it is worth knowing what a survey won’t do:
- Asbestos testing, which needs a specialist asbestos surveyor
- An exact number of years the roof has left
- What’s under the membrane without opening it up
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.
Roof types and parts we check
- Felt flat roofs
- EPDM rubber
- GRP fibreglass
- Upstands and outlets
- Single-ply membranes
- Mastic asphalt
How the survey changes by roof type
EPDM rubber
An EPDM rubber roof is normally one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
The survey, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Moreton can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Keep pets in another room
- Have keys ready for side gates, garages or roof access doors
- Check the loft hatch can be reached

Moreton questions
Do you look at commercial flat roofs near Moreton, such as hotels?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
Is Moreton within the area you cover?
Yes, Moreton is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Will you go up on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

What a survey costs
All our prices include VAT. The things that change the price are:
- The shape of the roof and its details
- The use of thermal imaging or a drone
- Basic, Standard or Premium
- The size of the roof
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Access details, such as a loft hatch or a shared roof
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
- Photos of the roof, taken safely from the ground or a window
Booking is simple: just call 07833 053749 or use the contact form and give us some details about the property and we’ll suggest the right survey. The price is agreed up front.
What we are asked to look at in Moreton
No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
People normally book a survey after spotting something like this:
- Splits and cracks in the covering
- Raised blisters across the surface
- Outlets choked with leaves and silt
- Water getting in at rooflights
If you run a hotel or guest house in or near Moreton, a roof problem can mean rooms out of use.

- What the report includes, and whether it has photographs
- Whether the roof space is looked at, where there is one
