Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents and landlords in Moreton book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs.

Storm damage roof report in Moreton

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We are frequently asked to look into torn or lifted flat roof coverings and loose or torn flashings, across flat roofs, ridges and hips and slate and tile slopes.

For a small place like Moreton, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Useful tips for Moreton property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Check how your policy defines a storm
  • Keep a note of the date of the storm
  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Photograph the damage safely from below

If you are unhappy with how your insurer handles the claim, you can complain to them first. If that does not resolve it, the Financial Ombudsman Service may be able to help.

A well-maintained roof stands up to storms better. Have loose slates, tiles and flashings seen to promptly.

What we look for on each type of roof

Ridge and hip tiles

Ridge tiles bedded in old mortar can loosen in high winds. We note whether the mortar looks recently broken or long worn.

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. We record any damage and where it is.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Around Moreton, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know when the storm was and what damage you’ve seen.
  2. The roof is looked at from ground level, from windows and from the roof space where it’s safe.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photos for you to share with your insurer.

Before we arrive

  • Unlock side gates and any roof access doors
  • Leave a clear route to the loft
  • Have any questions written down, so nothing gets missed

Advice

When you need someone else

In fairness, there are limits to any roof survey:

  • What your policy covers, which depends on its wording
  • The work of a loss adjuster appointed by your insurer
  • Damage hidden under coverings or inside the structure, without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What we look at

  • Flat roofs
  • Slate and tile slopes
  • Chimney stacks
  • Ridges and hips
  • Flashings
  • Gutters and fascias

What a storm damage roof report looks like in Moreton

The wider area around Moreton has a long history of building, with Adwell House about 3.3 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from.

Landlords with a home close to Haddenham & Thame Parkway station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Lord Williams's School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you run a hotel or guest house in or near Moreton, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Your questions about storm damage roof reports in Moreton

Do you carry out roof surveys in Moreton?

Yes, Moreton is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Moreton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I arrange a storm damage roof report in Moreton?

It is easiest to call 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on any day of the week.

Can I check the roof after a storm?

Only from the ground or from windows. Never climb onto a roof after a storm. Binoculars can help you see damage from below and we will inspect the rest from safe positions.

What wind speed counts as a storm?

There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
