What a flat roof survey looks like in Milton Common

Adwell House, about 3.8 miles south-east, is one of the historic houses in the wider area around Milton Common. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

How a flat roof survey works in Milton Common

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey GRP fibreglass, felt flat roofs and EPDM rubber, and people most often book us about blisters and bubbles in the covering and pools of water lying on the roof.

In a small place like Milton Common, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it typically takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Milton Common frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about any leaks, stains or damp patches you know of
  • Leave side gates unlocked

Advice

What this survey cannot tell you

A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:

  • What’s under the membrane without opening it up
  • A fixed date for when the roof will need replacing
  • Parts of the roof that are not safe to walk on or view

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

What we check

  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • Felt flat roofs
  • GRP fibreglass

Useful tips for Milton Common property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Look for standing water a day after rain
  • Have the roof looked at again after a severe storm
  • File the paperwork for the roof and any repairs
  • Clear roof outlets and gutters each autumn

After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Questions from Milton Common

Is Milton Common in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Milton Common listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or drop us an email with the address.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll plan the survey around it.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you need a flat roof survey in Milton Common?

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photos.

It is worth booking a survey if you’ve seen:

  • Failed upstands where the roof meets a wall
  • Loose or cracked edge trims
  • Cracked or split membrane
  • Signs of deflection in the roof deck

If your home is one of the older ones in the streets near Church of St Helen, the joins between later flat roofs and the old walls are where problems normally start.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is in the quoted price
  • How they plan to inspect the roof safely

What to expect from a roof survey

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How we price flat roof surveys

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • The size of the roof
  • The shape of the roof and its details
  • Basic, Standard or Premium

Flat roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Helping us price your survey

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them

A quick phone call is usually the easiest start: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
