What a flat roof survey looks like in Stanton Harcourt

Historic houses such as Appleton Manor, about 3.2 miles south-east, show how far back building in the area around Stanton Harcourt goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like Stanton Harcourt CofE Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

About our flat roof survey in Stanton Harcourt

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Typical surveys look at splits, cracks and crazing and blisters and bubbles in the covering, across mastic asphalt, single-ply membranes and EPDM rubber.

Flat roofs on exposed homes in small places like Stanton Harcourt take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Stanton Harcourt can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Let us know about parking before the day

When to book a survey in Stanton Harcourt

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Look out for signs like these:

  • Standing water left after rain
  • Outlets choked with leaves and silt
  • Dips that suggest the deck is deflecting
  • Blistering in felt or asphalt

The streets around a church such as Church of St Michael are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Questions to ask before booking

  • Whether the inside of the roof is included
  • How long the report takes to arrive
  • What exactly goes into their report
  • What follow-up you get after the report

What to expect from a roof survey

Why it is worth a survey now in Stanton Harcourt

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Where a roof is exposed, as many are in small places like Stanton Harcourt, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

FAQs for Stanton Harcourt

Is Stanton Harcourt in the area you cover?

Yes, Stanton Harcourt is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Will you come out to Stanton Harcourt?

Yes, Stanton Harcourt is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Keep clear of rooflights and fragile roof sheets
  • Limit foot traffic on the covering
  • Clear roof outlets and gutters each autumn
  • Keep records of when the roof was laid and what work has been done

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access

All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for your roof before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Your timetable, like an exchange date

Most bookings start with a short call: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.
