Flat roof survey in Standlake

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We’re frequently asked to look into loose or cracked edge trims and blisters and bubbles in the covering, across upstands and outlets, single-ply membranes and felt flat roofs.

Somewhere as small as Standlake, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Flat roof surveys in Standlake: local notes

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 2.5 miles south lies Longworth House, a reminder of how long the area around Standlake has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you live in an older home near St Giles' Church, flat-roofed rear additions and dormers added over the years are worth checking.

Standlake is about 5 miles south-east of Witney, in Oxfordshire. Roofs in Standlake get the same thorough look as anywhere else in Oxfordshire. Our area takes in places right across Oxfordshire, from the larger towns to small villages. Oxford is in our area too.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Make sure new fixings through the roof are properly sealed
  • Limit foot traffic on the covering
  • File the paperwork for the roof and any repairs
  • Treat rooflights and old sheeting as fragile

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Signs you need a flat roof survey in Standlake

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

A survey makes sense if you’ve noticed:

  • Gaps at upstands and abutments
  • Pools of water lying on the roof
  • Blistering in felt or asphalt
  • Blocked or damaged outlets

Take a building like Standlake Church of England Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Before you book any roof surveyor

  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which viewpoints they use to see the roof
  • Their report turnaround times

What a roof survey includes

Leave it or get it looked at?

Before replacing a flat roof, it’s useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Around Standlake, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Flat roof survey starts from £150, including VAT.

What a flat roof survey doesn’t cover

In fairness, a roof survey has limits:

  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering
  • Parts of the roof that aren’t safe to walk on or view

FAQs for Standlake

Do you carry out roof surveys in Standlake?

Yes, Standlake is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Standlake?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Standlake can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey
