Ducklington Flat Roof Survey
Flat roof surveys in Ducklington from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Blocked or damaged outlets
- Raised blisters across the surface
- Water getting in at rooflights
Checking the roof from ground level
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
How a flat roof survey works in Ducklington
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you’ve noticed loose or cracked edge trims and a sagging deck under the covering, we can find out what’s behind it.
Some older homes in villages like Ducklington are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Ducklington can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.

Advice
Leave it or get it looked at?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. For older village homes like those around Ducklington, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Every price we give includes VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Flat roofs in Ducklington
Historic houses like Minster Lovell Hall, about 3 miles north-west, show how far back building in the area around Ducklington goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Within a mile and a half or so of Ducklington there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
If you run a hotel or guest house in or near Ducklington, a roof problem can mean rooms out of use. If you live in an older home near Church of St Bartholomew, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Ducklington Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What we look for on each type of roof
EPDM rubber
EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. Those details are where we focus.
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Note where water lies after a downpour
- Treat rooflights and old sheeting as fragile
- Have the roof looked at again after a severe storm
- Clear roof outlets and gutters each autumn
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
