Flat roof survey in Madley Park

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at leaks around rooflights and outlets choked with leaves and silt, across EPDM rubber, felt flat roofs and single-ply membranes.

Around Madley Park, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. It is worth mentioning them as you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a small flat roof at home, and longer for a large commercial one. If you have questions on the day, just ask. A visit to a smaller place like Madley Park is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

Flat roof surveys around Madley Park

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Within a mile and a half or so of Madley Park there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If you let a flat or house near Combe station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Minster Lovell Hall lies about 2.9 miles west, so building around Madley Park goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

Madley Park is about 1 mile east of Witney, in Oxfordshire. Surveys in Madley Park work the same way as everywhere we cover: a careful inspection, photographs and a written report. We cover towns and villages across Oxfordshire, from the larger towns to small villages. Our Oxford page covers surveys nearby.

We survey roofs across OX28 and OX29 for flat roof surveys. Local streets include Grey Lane, Larch Lane and Drake Lane, all of which we cover. Neighbouring places we cover for flat roof surveys include Cogges (1 mile south-west), High Cogges (1 mile south-east), Witney (1 mile west), South Leigh (2 miles south-east) and Ducklington (2 miles south-west). Larger places within reach include Oxford (10 miles east), Bicester (15 miles north-east), Abingdon-on-Thames (11 miles south-east), Carterton (6 miles west), Wantage (14 miles south) and Grove (13 miles south).

Local landmarks in Madley Park

Typical jobs here are in homes near Wood Green School, Wood Green School and The Griffin Inn and the streets around them. The nearest railway station is Combe station, roughly 4.1 miles north-east of the centre. Other landmarks nearby include Cogges Manor Farm Museum (0.7 miles south-west).

What affects the cost of flat roof surveys

Prices always include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • Height and safe access

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

A few details help us recommend the right survey and price. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one

Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

What we cannot see

In fairness, there are limits to any roof survey:

  • An exact number of years the roof has left
  • Parts of the roof that are not safe to walk on or view
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt
  • Single-ply membranes
  • EPDM rubber

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Madley Park: your questions answered

Is my home in Madley Park listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover commercial flat roofs around Madley Park?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

Common roof problems in Madley Park

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

A survey makes sense if you’ve noticed:

  • Cracked or split membrane
  • Failed upstands where the roof meets a wall
  • Signs of deflection in the roof deck
  • Pools of water lying on the roof

Take a building like Madley Brook Community Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

What to check before booking

  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs
  • Whether VAT is in the quoted price
  • What exactly goes into their report
