Flat roofs in Fawley

With Greenlands about 1.2 miles south-east, Fawley sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark like St Mary the Virgin's Church, flat-roofed rear additions and dormers added over the years are worth checking.

How a flat roof survey works in Fawley

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a photo-illustrated written report and our recommendations. We survey GRP fibreglass, felt flat roofs and mastic asphalt, and people most often book us about splits, cracks and crazing and standing water left after rain.

Somewhere as small as Fawley, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when booking.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Roof by roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Parts of the roof that are not safe to walk on or view
  • Whether the deck or joists are strong enough
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

Fawley: your questions answered

Is Fawley in the area you cover?

We do. Every survey there gets the same written report with photos.

Will you come out to Fawley?

Yes, Fawley is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what you need to know. We will confirm the price and agree a day with you.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you fly a drone over my roof?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Fawley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors
  • If it is not your property yet, arrange access through the agent

Signs you need a flat roof survey in Fawley

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Problems we come across often include:

  • Upstands pulling away from walls
  • Standing water left after rain
  • Cracked or split membrane
  • Failed seals around rooflight kerbs

Landlords with a home close to Henley-On-Thames station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before booking any roof surveyor

  • Whether the inside of the roof is included
  • Whether you get a written report with photos
  • What follow-up you get after the report
  • How much experience they have with roofs like yours

What a roof survey includes

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Keep outlets clear of leaves and moss
  • Note any new marks on ceilings beneath the roof
  • Check from a window for ponding after heavy rain
  • Book a survey every few years

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
