About our flat roof survey in Hook End

Ponding is often the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We’re often asked to look into ponding water that doesn’t drain away and failed seals around rooflight kerbs, across upstands and outlets, single-ply membranes and EPDM rubber.

In a village or hamlet like Hook End, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Surveys for landlords and agents in Hook End

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Hook End: your questions answered

Do you cover smaller places like Hook End?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out roof surveys in Hook End?

Yes. We survey roofs across London and South East England, and Hook End is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll explain what’s needed.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

How long will you be at the property?

It usually takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. You will then get the report by email.

What’s in the report?

A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Prices for flat roof surveys in Hook End

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • How big the roof is

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • What made you get in touch
  • Any deadline, such as an exchange date

To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Check new fixings through the roof are properly sealed
  • Ask contractors to protect the roof if they work on it
  • Look for standing water a day after rain
  • Treat rooflights and old sheeting as fragile

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Fragile surfaces, which we do not walk on
  • Testing older roof sheets for asbestos
  • The condition of the deck or insulation hidden under the covering

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Hook End, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a report with photographs and our recommendations.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we are looking at
  • Move anything stored under the loft hatch

Getting a price

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Flat roof surveys around Hook End

About 2.9 miles south lies Mapledurham House, a reminder of how long the area around Hook End has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church like St Peter and St Paul are frequently among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Checkendon Church of England (A) Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Pangbourne station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
