Boars Hill: your questions answered
How do I find out if my home in Boars Hill is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Boars Hill in the area you cover?
Yes. We survey roofs across London and South East England, and Boars Hill is part of that. You can phone 07833 053749 or email us with the address and a few details.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Should I worry about standing water on my flat roof?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.
Flat roof surveys for homes and businesses in Boars Hill
Ponding is often the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. Common reasons to book are cracked or split membrane and dips that suggest the deck is deflecting, across EPDM rubber, GRP fibreglass and single-ply membranes.
Flat roofs on exposed homes in small places like Boars Hill take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses
Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
What we do, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Somewhere as small as Boars Hill, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can be seen safely.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a written report with photos and our recommendations.
How to prepare
- Make sure the loft hatch can be reached
- Note where any stains or damp appear
- Have keys ready for side gates, garages or roof access doors

Advice
What we look for on each type of roof
EPDM rubber
An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
What happens if roof problems are left?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. In a place like Boars Hill, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Local flat roofs in Boars Hill
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Boars Hill has a long history of building, with Appleton Manor about 2.9 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Landlords with a home close to Oxford station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of St Peter, the joins between later flat roofs and the old walls are where problems usually start. For businesses in and around places like Westgate Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

What affects the cost of flat roof surveys
Several things affect the price of a survey:
- The type of building, from a house to a block or an office
- Roof area
- Any need for thermal images or a drone flight
- The package you choose: Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Getting in touch
Some details help us point you to the right survey and price. When you get in touch, it is useful to mention:
- The type of building and roof, such as pitched or flat
- Whether there is a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- Where the property is, with the postcode
Getting a price is simple: just ring 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Parts of the roof that aren’t safe to walk on or view
- The condition of the deck or insulation hidden under the covering
- Structural calculations, which need a structural engineer
