Flat roof survey in Milton Heights: what you get

A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’re worried about raised blisters across the surface and splits and cracks in the covering, a survey will tell you what’s going on, whatever the roof.

Flat roofs on exposed homes in small places like Milton Heights take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What we look for on each type of roof

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check new fixings through the roof are properly sealed
  • Clear roof outlets and gutters each autumn
  • Limit foot traffic on the covering
  • Keep clear of rooflights and fragile roof sheets

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Local flat roofs in Milton Heights

The wider area around Milton Heights has a long history of building, with Clifton Hampden Manor about 4.9 miles north-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Didcot Parkway station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as St Blaise CofE Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If yours is one of the older homes in the streets near Church of St Blaise, the joins between later flat roofs and the old walls are where problems usually start.

Your questions about flat roof surveys in Milton Heights

How do I find out if my home in Milton Heights is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Milton Heights?

Yes, Milton Heights is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or send us an email with the address and a few details.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What we check

How it works

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere like Milton Heights needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • For flats, make sure roof access has been agreed
  • Make a note of anything you’d like us to look at

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
