Gutter survey in Milton Heights

We carry out gutter surveys in Milton Heights as part of our cover across London and the South East. On the day, we inspect whatever is safely visible from ground level, windows, the roof space and the roof where it is safe. Time on site typically takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you’ve noticed water backing up from a hidden gutter and brackets that have dropped or snapped, we can find out what’s behind it.

In a village or hamlet like Milton Heights, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Get trees that overhang the gutters trimmed
  • Look for new stains on ceilings below valleys after rain
  • Check for spilling water in a downpour
  • Watch for green marks down the brickwork

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Common roof problems in Milton Heights

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey can pick up problems like:

  • Brackets that have dropped or snapped
  • Valley or box gutters that overflow inside
  • Gutters packed with leaves or moss
  • Leaks at the gutter joints

For landlords with property near Didcot Parkway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to expect from a roof survey

Gutter surveys around Milton Heights

Clifton Hampden Manor, about 4.9 miles north-east, is one of the historic houses in the wider area around Milton Heights. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as St Blaise CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church like Church of St Blaise are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

FAQs for Milton Heights

Do you survey roofs for landlords with property near Didcot Parkway station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Milton Heights listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you go up on the roof?

Only if it’s safe. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you work in Milton Heights?

Yes. We cover Milton Heights and the rest of Oxfordshire. For a price, ring 07833 053749 or drop us an email.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Around Milton Heights, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like Milton Heights can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Buyers: confirm access with the estate agent or seller

Book a survey

Most bookings start with a short call: call 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.
