Gutter survey in East Hanney
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off, but they rarely get better. We survey fascias and soffits, parapet and box gutters and eaves gutters, and common reasons people get in touch are sagging gutters and loose brackets and overflowing eaves gutters.
In a small place like East Hanney, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Why it’s worth a survey now in East Hanney
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Before and after the survey
There is plenty you can do without going near the roof. What helps most:
- Check that downpipes are firmly fixed to the wall
- Check from ground level or a window, not a ladder
- Get the gutters cleaned out every year
- Check the loft with care after heavy rain
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like East Hanney, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a report with photographs and recommendations.
Preparing for the visit
- Let us know about any leaks, stains or damp patches you know of
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with the freeholder or managing agent

Questions from East Hanney
Do you cover East Hanney?
Yes, East Hanney is one of the places we work. The survey and report are the same in East Hanney as anywhere else.
How do I find out if my home in East Hanney is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What happens next?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, phone 07833 053749 or send us an email.
Roofs, chimneys and gutters in East Hanney
About 4.5 miles north-west lies Longworth House, a reminder of how long the area around East Hanney has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
The streets around a church such as Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like St James Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
