What we are asked to look at in East Hanney

When you claim, your insurer may ask for evidence of the damage and its cause. A written report with photos gives you something clear to pass on. The decision still rests with the insurer.

It’s worth booking a survey if you’ve seen:

  • Broken or displaced guttering
  • New damp or leaks inside
  • Damage from fallen branches or debris
  • Torn or lifted flat roof coverings

The streets around a church such as Church of St James are often among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What to expect from a roof survey

Storm damage roof report in East Hanney

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. We survey flashings, gutters and fascias and chimney stacks, and the problems we are asked to look at most are water coming in after the storm and loose or torn flashings.

Roofs in small places like East Hanney often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Check your policy for how to report damage
  • Keep invoices for temporary repairs
  • Photograph the damage safely from below
  • Write down when the storm hit and when you noticed damage

If you’re unhappy with how your insurer handles the claim, you can complain to them first. After that, you may be able to take it to the Financial Ombudsman Service.

A well-maintained roof stands up to storms better. Fix slipped slates, loose ridges and lifted flashings when you spot them.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. In a small place like East Hanney, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand

How long is the visit?

Time on site depends on the roof; most visits take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

What a storm damage roof report looks like in East Hanney

With Longworth House about 4.5 miles north-west, East Hanney sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you look after a building like St James Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
