Landlord roof survey in East Hanney
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. Common reasons to book are cracked or leaning shared chimneys and damaged party-wall upstands or parapets, across rented houses, flat roofs on blocks and blocks of flats.
In a village or hamlet like East Hanney, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

What this survey can’t tell you

- Parts of the roof we can’t safely see or access
- A full building survey of every part of the property
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Landlord roof surveys in East Hanney: local notes
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 4.5 miles north-west lies Longworth House, a reminder of how long the area around East Hanney has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Church of St James: old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like St James Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Why get it checked now?
Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Older cottages and farmhouses around East Hanney can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

What we look for on each type of roof
Flat roofs on blocks and rear additions
Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.
Roof spaces and lofts
The loft space shows a lot about a roof’s condition. We go into the loft where it is safe looking for water marks and gaps.

What affects the price in East Hanney
When we price a survey, we consider:
- Extensions, dormers and garages with roofs of their own
- Building height and the viewpoints available
- The package you choose: Basic, Standard or Premium
- The size of the roof
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
Helping us price your survey
Before you get in touch, it helps to have:

- What made you get in touch

East Hanney questions
Do you cover East Hanney?
Yes, East Hanney is one of the places we work. The survey and report are the same in East Hanney as anywhere else, and visits run on weekdays and weekends.
Will you come out to East Hanney?
We do. Villages and rural addresses get the same survey as a town house.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Who typically books a landlord or block roof survey?
We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Can we use the survey to plan a roof budget?
Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates, but contractors can price from it.
Will you need to get into tenants’ homes?
It depends on the building. Often we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed when booking.
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. The survey usually takes between one and two hours for a house, and longer for a block or a building with several roofs. Somewhere as small as East Hanney, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
How to prepare
- Tell us about parking before the day
- Have any questions written down, so nothing gets missed
- Have keys ready for side gates, garages or roof access doors
