Flat roof surveys for homes and businesses in Shotover Hill

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey GRP fibreglass, mastic asphalt and EPDM rubber, and the problems we’re asked to look at most are water getting in at rooflights and standing water left after rain.

Flat roofs in smaller places like Shotover Hill can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a flat roof survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Whether the deck or joists are strong enough
  • An exact number of years the roof has left
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a smaller place like Shotover Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Related advice

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep people off the roof unless they need to be there
  • Treat rooflights and old sheeting as fragile
  • Note the date and type of any roof work
  • Clear roof outlets and gutters each autumn

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

What a survey costs

To price your survey, we check:

  • Whether it is a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Booking your survey

What helps most when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Different roofs, different checks

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.

Questions from Shotover Hill

Does a conservation area affect roof work in Shotover Hill?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Shotover Hill?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Is ponding on a flat roof a problem?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What a flat roof survey looks like in Shotover Hill

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 2.4 miles west lies Holywell Manor, a reminder of how long the area around Shotover Hill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Oxford station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you own one of the older houses in the streets near Holy Trinity Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For site and facilities teams at buildings such as Wood Farm Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
