Flat roof survey in Ipsden: what you get
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photographs and our recommendations. Typical surveys look at signs of deflection in the roof deck and leaks around rooflights, on single-ply membranes, GRP fibreglass and felt flat roofs.
In a small place like Ipsden, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we cannot see
Some things cannot be seen without opening up the roof, so a survey has limits:
- An exact number of years the roof has left
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or email us and we will recommend the right survey. What our survey covers.

- Where the property is, with the postcode
- Photos of the roof, taken safely from ground level or a window

What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around Ipsden, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- For flats, check roof access has been agreed
- Tell us about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices

Flat and commercial roofs around Ipsden
Basildon Park, about 4.7 miles south, is one of the historic houses in the wider area around Ipsden. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you live in an older home near Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Cholsey station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Langtree School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What happens if roof problems are left?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. In a place like Ipsden, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Common questions in Ipsden
Does a conservation area affect roof work in Ipsden?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Ipsden?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Can you tell me how long my flat roof will last?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Roof by roof
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Check from a window for ponding after heavy rain
- Treat rooflights and old sheeting as fragile
- Keep records of when the roof was laid and what work has been done
- Keep outlets clear of leaves and moss
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
