How we price chimney surveys

Several things affect the price of a survey:

  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building
  • How big the roof is

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before booking.

Booking your survey

Here’s what helps us most when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Your timetable, like an exchange date
  • Anything about access we should know
  • What’s prompted the survey

A quick phone call is normally the easiest start: ring 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Chimney survey in Ipsden: what you get

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. We survey chimney pots and cowls, chimney breasts and brick chimney stacks, and people most often book us about a stack that appears to lean and cracked or missing flaunching.

In a small place like Ipsden, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Roofs, chimneys and gutters in Ipsden

With Basildon Park about 4.7 miles south, Ipsden sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Langtree School: large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we’re asked to look at in Ipsden

Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

These are some of the problems a survey can pick up:

  • Eroded joints in the brickwork
  • Flaunching that has broken away
  • Staining on walls around the chimney
  • Frost-damaged brickwork on the stack

If you own a rental within reach of Cholsey station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • What follow-up you get after the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

More than 5,000 surveys over 20+ years, across London and South East England.

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

What’s the best way to book?

Just ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

How long is the visit?

It normally takes about 1–2 hours at most homes, and longer for a large or complex roof. We’ll confirm the timing when booking.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most houses, and about three to four hours for a commercial roof. Rural addresses near Ipsden can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • If you are buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices

Roof by roof

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Landlords, agents and block managers in Ipsden

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the chimney stack, useful for planning maintenance.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
