Chimney survey in Woodcote
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. If you’ve noticed worn or missing pointing and staining on walls around the chimney, a survey will tell you what’s going on.
Around Woodcote, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a chimney survey looks like in Woodcote
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Basildon Park, about 3.1 miles south-west, show how far back building in the area around Woodcote goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take an older house close to Church of St Leonard: old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Goring & Streatley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Woodcote Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why it’s worth a survey now in Woodcote
A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. With lower homes, common in places like Woodcote, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Booking your survey
There’s no need for technical words. Just tell us:
- Any marks or damp showing indoors
- The kind of building and roof involved
- Any photos you have, taken from the ground or a window
- Dates you are working to, such as exchange
A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes an hour or two at a house, as part of a look at the roof around the stack. In a smaller place like Woodcote, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Before we arrive
- Unlock side gates and any roof access doors
- Mention any parking restrictions on your street
- If you’re buying, check with the agent that we can get in

Advice
Useful tips for Woodcote property owners
A survey works best with a little help from you, before and after. Tips:
- Have the flue swept and checked if you use the fire
- Check your stacks from the ground after strong winds
- Check unused flues are capped with ventilation
- Find out whether changes to a stack need permission
Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.
Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Woodcote questions
Is my home in Woodcote listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs for landlords with property near Goring & Streatley station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we will plan the survey around it.
What does a chimney survey cover?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
How do you inspect a chimney without scaffolding?
We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
DIY checks: what’s safe
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
