Flat roof survey in Aston
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed splits, cracks and crazing and leaks around rooflights, a survey will tell you what’s going on.
Older buildings in small places like Aston may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
Where we cannot see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What else we do in Aston
What a flat roof survey looks like in Aston
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses like Greenlands, about 1 mile north-west, show how far back building in the area around Aston goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If your home is one of the older ones in the streets near Church of St Nicholas, the joins between later flat roofs and the old walls are where problems usually start.
Aston is about 2 miles north-east of Henley-on-Thames, in Oxfordshire. In Aston, as across Oxfordshire, every roof gets the same careful survey. Across Oxfordshire, we cover Aston and the places around it. Our Reading page covers surveys nearby.

Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Keep clear of rooflights and fragile roof sheets
- Note where water lies after a downpour
- Plan a survey before the covering reaches the end of its usual life
- Watch the ceilings below the flat roof for stains
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
What we’re asked to look at in Aston
A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
It’s worth booking a survey if you’ve seen:
- Outlets choked with leaves and silt
- Splits, cracks and crazing
- Ponding water that doesn’t drain away
- Signs of deflection in the roof deck
If you let a flat or house near Henley-On-Thames station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Questions to ask before booking
- Whether the loft space is looked at, where there is one
- Their track record with similar roofs
- How they plan to inspect the roof safely
- Is VAT included in the price?
Honest limits
It helps to know what a survey won’t do before you book:
- Fragile surfaces, which we do not walk on
- A fixed date for when the roof will need replacing
- A structural engineer’s assessment of the deck
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Aston can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Keep pets out of the way during the survey
- Gather any invoices or paperwork from past roof work
- Let us know where we can park nearby

Your questions about flat roof surveys in Aston
Is Aston in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is Aston within the area you cover?
Yes, Aston is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What’s in the report?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
Do you give a life expectancy for the roof?
We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.
What does a roof survey cost?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
Landlords, agents and block managers in Aston
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Landlords and agents in Aston book surveys as well as homeowners. A written report with photographs gives you a clear record of the flat roof, which helps you plan work between tenancies.
