Flat roof survey in Tidmarsh: what you get
Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’re worried about failed upstands where the roof meets a wall and cracked or split membrane, we can find out what’s behind it, on mastic asphalt, upstands and outlets and felt flat roofs alike.
Somewhere as small as Tidmarsh, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Flat roofs in Tidmarsh
Tidmarsh has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Landlords with a home close to Pangbourne station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings like Pangbourne Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Tidmarsh is about 5 miles west of Reading, in Oxfordshire. Surveys in Tidmarsh work the same way as everywhere we cover: a proper look at whatever is safely visible, photographs and a clear written report. We cover towns and villages across Oxfordshire, large and small.

Landlord and commercial surveys in Tidmarsh
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.
Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.
Do you need a flat roof survey in Tidmarsh?
A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.
It’s worth booking a survey if you’ve seen:
- Blocked or damaged outlets
- Gaps at upstands and abutments
- Splits and cracks in the covering
- Failed seals around rooflight kerbs
If you run a hotel or guest house in or near Tidmarsh, a roof problem can mean rooms out of use.

The survey, step by step
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it normally takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Tidmarsh, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Point out any leaks or damp patches
- Make a note of anything you’d like us to look at

FAQs for Tidmarsh
Does a conservation area affect roof work in Tidmarsh?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you look at commercial flat roofs near Tidmarsh, such as hotels?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
How quickly is the report sent?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
What does the report include?
A photo-illustrated written report, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
What we can’t see
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Structural calculations, which need a structural engineer
- The condition of the deck or insulation hidden under the covering
- Asbestos testing, which needs a specialist asbestos surveyor
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.
Roof types and parts we check
- EPDM rubber
- Felt flat roofs
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
- Upstands and outlets
Checking the roof from the ground
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What affects the cost of flat roof surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- Which survey package you book
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
- The size of the roof
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
