Tidmarsh Landlord Roof Survey
Roof condition reports for landlords, agents and blocks of flats for Tidmarsh and the rest of Oxfordshire. Surveys run seven days a week.
- Ceiling stains reported by tenants
- Cracked or leaning shared chimneys
- Slipped or missing slates and tiles
What happens on the day
After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it usually takes between one and two hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Tidmarsh often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed

How a landlord roof survey works in Tidmarsh
The lease usually decides who is responsible for the roof and who pays. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. We are frequently asked to look into blocked gutters over flats and damaged pots and flaunching, across blocks of flats, rented houses and flat roofs on blocks.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Checking the roof from the ground
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- The roof’s overall size
- The type of building, from a house to a block or an office
- Features like valleys, chimneys, dormers and parapets
- If the survey needs thermal imaging or a drone
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Helping us price your survey
Before you get in touch, it’s useful to have:
- Why you want a survey: buying, a leak, a storm or new work
- How the loft is reached, if there is one
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.
Tidmarsh questions
Can a landlord with a rental near Pangbourne station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Do you cover smaller places like Tidmarsh?
We do. Villages and rural addresses get the same survey as a town house.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
How much does a landlord roof survey cost in Tidmarsh?
Our price is from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.
Will you walk on the roof?
Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
When you need someone else
It is useful to know what a survey won’t do before you book:
- Areas behind locked flats or blocked hatches
- Walls, floors and services beyond the roof
- Structural calculations or an engineer’s report
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
What this survey covers
- Shared roofs
- Blocks of flats
- Converted houses
- Rented houses
- Flat roofs on blocks
- Gutters and downpipes
Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Get legal advice on lease responsibilities
- Keep the loft hatch clear and reachable
- Deal with urgent items first
- Keep roof surveys on a rolling plan
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.
Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

When to book a survey in Tidmarsh
On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.
Common reasons to book include:
- Blocked gutters over flats
- Loose ridge or hip tiles
- Splits and blisters in flat roof coverings
- Leaking joints at party walls
Anyone responsible for a site like Pangbourne Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
Questions to ask before you book
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether VAT is added on top
- What’s outside the scope of the survey
- How much experience they have with roofs like yours
Local roofs in Tidmarsh
About 2.5 miles north-east lies Mapledurham House, a reminder of how long the area around Tidmarsh has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Landlords with a home close to Pangbourne station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If your house is among the older ones in the streets near Church of St Laurence, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
