Flat roof surveys for homes and businesses in Highmoor
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photographs and our recommendations. We survey EPDM rubber, single-ply membranes and felt flat roofs, and the problems we are asked to look at most are failed upstands where the roof meets a wall and signs of deflection in the roof deck.
In a small place like Highmoor, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment of the deck
- A fixed date for when the roof will need replacing
- Hidden layers beneath the covering

How we price flat roof surveys
Not every roof costs the same to survey, for these reasons:
- Chimneys, valleys, parapets and other details
- The package you choose: Basic, Standard or Premium
- The size of the roof
- Whether it is a home or a commercial building
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What to let us know when you get in touch
We’ll usually ask about:
- The reason for the survey, such as buying, a leak or storm damage
- Pictures of the roof from a safe spot, if you have them
- The address and postcode of the property
- Dates you’re working to, like exchange
Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.

Signs you need a flat roof survey in Highmoor
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
It’s worth booking a survey if you’ve seen:
- Water getting in at rooflights
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- A sagging deck under the covering
Anyone responsible for a site like Stoke Row Church of England School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Before booking any roof surveyor
- What the report includes, and whether it has photos
- Whether any drone flown is registered with the CAA
- How they plan to inspect the roof safely
- Is there a chance to talk the report through?
Highmoor: your questions answered
Will you come out to Highmoor?
We do. A small place gets exactly the same survey as a big one.
Is Highmoor in the area you cover?
Yes, Highmoor is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Do you need to get into the loft?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Is a flat roof survey the same as a building survey?
No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Flat roof surveys around Highmoor
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Highmoor has a long history of building, with Greys Court about 2 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as Church of St Paul are frequently among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Henley-On-Thames station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Highmoor is about 4 miles north-west of Henley-on-Thames, in Oxfordshire. We cover Highmoor and the rest of Oxfordshire. We cover towns and villages across Oxfordshire, from the larger towns to small villages. Reading is in our area too.

Within a short drive, we also cover Didcot (11 miles west), Abingdon-on-Thames (15 miles north-west), Thame (13 miles north), Henley-on-Thames (4 miles south-east), Benson (6 miles north-west) and Chinnor (11 miles north).

What we do, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Highmoor, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Leave side gates unlocked
- Mention any parking restrictions on your street
- Let us know about any leaks, stains or damp patches you know of
Booking a survey
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Advice
Useful tips for Highmoor property owners
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:
- Note where water lies after a downpour
- Ask whoever fits equipment on the roof to make good the covering
- Limit foot traffic on the covering
- Note the date and type of any roof work
Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
