Thermal imaging roof survey in Swerford, Oxfordshire
Need a thermal roof survey in Swerford? We can help, with a written report you can act on. Weekday and weekend visits available.
- Patches of heat loss across the roof
- Damp that repairs haven’t cured
- Leaks that are hard to trace
What a survey costs
Not every roof costs the same to survey, for these reasons:
- How complicated the roof is, with its valleys, chimneys and parapets
- The height of the building and how the roof can be seen safely
- Basic, Standard or Premium
- Whether it’s a home or a commercial building
Every price we give includes VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
Getting in touch
A little information up front helps. Please include:
- Where the property is, with the postcode
- Photos of the roof, taken safely from ground level or a window
- Where water is showing inside, if it is
- Your timetable, such as an exchange date
We confirm the price for your survey before booking, so you know where you stand. Our price is from £400, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.
How a thermal roof survey works in Swerford
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. We survey pitched roof slopes, commercial roofs and loft conversions, and the problems we’re asked to look at most are damp patches with no obvious cause and heat escaping through the roof.
Villages like Swerford often stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Airspace, weather and Swerford roofs
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
For any home in Swerford, it is the small, early fault that is cheapest to put right.
Swerford is about 7 miles south-west of Banbury, in Oxfordshire. Roofs in Swerford get the same thorough look as anywhere else in Oxfordshire. Swerford is one of the towns and villages in Oxfordshire where we work. We also survey roofs in Oxford.

What’s near Swerford
Typical jobs here are in homes near The Boxing Hare pub and the streets around them. Nearby you’ll also find Old Forge Museum (Great Tew) (1.6 miles south-east). The countryside around Swerford includes Woodford Bottom and Lamb's Pool.
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Keep the heating on as usual before a heat loss survey
- File the images with your roof records
- Let us know where and when you’ve seen damp or stains
- Photograph damp patches with the date
Where a pattern cannot be confirmed, the report says what could help, like electronic leak detection or opening up a small area.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
Swerford questions
Is Swerford in the area you cover?
Yes, Swerford is one of the places we work. Every survey there gets the same written report with photographs.
Do you cover smaller places like Swerford?
Yes, Swerford is on our map. Villages and rural addresses get the same survey as a town house.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
Can you check my loft insulation with a thermal camera?
Thermal images can suggest where heat is escaping and where insulation may be missing. We do not give energy ratings or heat loss calculations, but the report shows where to look more closely.
What happens next?
You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes an hour or two on an ordinary house, or half a day or so for a commercial building. Rural addresses near Swerford can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Tell us about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it’s shared

When to book a survey in Swerford
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.
People typically book a survey when they’ve noticed something like this:
- Patches of heat loss across the roof
- Possible trapped moisture under a flat roof covering
- Damp around chimneys and parapets
- Missing or slipped insulation
For an older house near a landmark like Church of St Mary, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
Before you book any roof surveyor
- Whether the price includes VAT
- What experience they bring
- What exactly goes into their report
- Whether the loft is part of the inspection
What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Outbuildings and barns around Swerford are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for your survey before booking.
