Blackthorn Chimney Survey
Know where you stand with the chimney stack before you spend money on it. We carry out chimney surveys in Blackthorn, with photographs and a clear written report.
- Unused flues sealed without airflow
- Frost-damaged brickwork on the stack
- Gaps where the stack meets the roof
How a chimney survey works in Blackthorn
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We are often asked to look into mortar washing out of the joints and flaunching that has broken away, on lead flashings, brick chimney stacks and chimney pots and cowls.
In a village or hamlet like Blackthorn, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Rented homes, blocks and businesses
Letting agents and landlords in Blackthorn book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photographs, which helps you plan work between tenancies.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Blackthorn homes and their roofs
Historic houses like Boarstall Tower, about 3.3 miles south, show how far back building in the area around Blackthorn goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of Bicester Village station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for instance near Bicester Village, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

How the survey changes by roof type
Rendered stacks
Cracked render can let water in and trap it behind. Cracks are photographed and noted.
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.
Blackthorn: your questions answered
Is Blackthorn within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
I let a flat near Bicester Village station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
My chimney looks like it is leaning. What should I do?
Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.
How long does the survey take?
Time on site depends on the roof, but most surveys take about 1–2 hours for a house, though large, tall or awkward roofs take more time. The written report follows by email.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
What affects the cost of chimney surveys
When we price a survey, we consider:
- The shape of the roof and its details
- The size of the roof
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
Getting in touch
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Any marks or damp showing indoors
- How the loft is reached, if there is one
- When you need the report by
- Your postcode, so we can check access and travel
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.
When you need someone else
A survey is a proper look at the chimney stack, but it can’t do everything. The main limits are:
- Whether the flue is safe to use
- Whether a gas appliance or its flue is safe
- Hidden damage within the stack
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.
What we check
- Flaunching
- Brick chimney stacks
- Lead flashings
- Chimney pots and cowls
- Chimney breasts
- Shared and party-wall stacks
Common roof problems in Blackthorn
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
We are often asked to look at:
- Eroded joints in the brickwork
- Bricks with flaking faces
- A chimney out of line
- Damp patches on chimney breasts
For site and facilities teams at buildings such as Five Acres Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Choosing a roof surveyor
- Will the report include photos?
- Which viewpoints they use to see the roof
- What they will not be able to tell you
- Whether the inside of the roof is included
How it works
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Rural addresses near Blackthorn can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
How to prepare
- Make a note of anything you’d like us to look at
- Keep pets in another room
- Gather any invoices or paperwork from past roof work
