Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Chimney surveys for homes and businesses in Remenham Hill

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed flaunching that has broken away and lifted or split lead flashings, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?

If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Older and listed buildings around Remenham Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

What you get with us

What affects the price in Remenham Hill

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • House, block, shop or office
  • Roof area
  • Height and safe access
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What to let us know when you get in touch

You don’t need to know any roofing terms. Just tell us:

  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

What a chimney survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Hidden damage within the stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What we look at

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Remenham Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Let us know where we can park nearby
  • Agree roof access with the managing agent if it’s shared

Chimney surveys in Remenham Hill: local notes

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.7 miles north lies Greenlands, a reminder of how long the area around Remenham Hill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Homes near green spaces like Mill Meadows can get more leaves in their gutters in autumn. If you look after a building such as Rupert House School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Henley-On-Thames station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about chimney surveys in Remenham Hill

Do you survey roofs for landlords with property near Henley-On-Thames station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Remenham Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What happens after the survey?

You will get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
