A survey of chimney stacks, pots, flashings and flaunching in Sydenham, carried out by an experienced roof surveyor. You get a clear written report with photographs.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden damage within the stack
  • A structural engineer’s assessment
  • Whether the flue is safe to use

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

What we look at

  • Lead flashings
  • Chimney breasts
  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney pots and cowls

Chimney survey in Sydenham

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you are worried about bricks with flaking faces and flashings pulling away from the stack, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Sydenham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Somewhere as small as Sydenham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

Your questions about chimney surveys in Sydenham

Is Sydenham within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Sydenham is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

How long will you be at the property?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for most homes, a little longer where there are several stacks. The report is sent afterwards by email.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

What we look for on each type of roof

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.

How we price chimney surveys

When we price a survey, we consider:

  • Height and safe access
  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange

For a price for chimney surveys in Sydenham, call 07833 053749 or send us an email. A few details about the property and the roof help us give you an accurate price.

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Chimney surveys around Sydenham

Adwell House, about 2.4 miles south-west, is one of the historic houses in the wider area around Sydenham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Haddenham & Thame Parkway station, a dated record of the roof is useful when planning maintenance across a let.
