Shorthampton questions

Do you survey roofs for landlords with property near Charlbury station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Shorthampton?

Yes. Shorthampton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you take photos of the roof?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

What should I do with a chimney I don’t use?

There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Chimney surveys for homes and businesses in Shorthampton

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photographs and recommendations. We survey lead flashings, brick chimney stacks and chimney breasts, and common reasons people get in touch are frost-damaged brickwork on the stack and flashings pulling away from the stack.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, a little longer where there are several stacks. In a hamlet or village like Shorthampton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear
  • If it is not your property yet, arrange access through the agent

What a chimney survey looks like in Shorthampton

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Charlbury station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Getting in touch

We will normally ask about:

  • Your timetable, such as an exchange date
  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • The property’s address and postcode

Getting a price is simple: just call 07833 053749 or send us an email and give us a few details about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Whether the flue is safe to use
  • Hidden damage within the stack
  • Hidden sides of a shared stack

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

Useful tips for Shorthampton property owners

You do not need to be a roofer to help. What helps most:

  • Check unused flues are capped with ventilation
  • Have brackets on the chimney checked
  • Use a Gas Safe registered engineer for gas appliances
  • Look at the chimneys with binoculars after a storm

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Leave it or get it looked at?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Outbuildings and barns around Shorthampton are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.
