Chimney survey in Chadlington: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you are worried about worn or missing pointing and spalled or crumbling bricks, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Before and after the survey

These tips come from what we see on roofs every week:

  • Glance at the stacks from the street now and then
  • Have brackets on the chimney checked
  • Note any damp on chimney breasts and when it appears
  • Keep the report to compare against at the next survey

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Chimney surveys around Chadlington

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you look after a building like Chadlington Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Chadlington is about 8 miles north of Witney, in Oxfordshire. Surveys in Chadlington work the same way as everywhere we cover: a careful inspection, photographs and a written report. Across Oxfordshire, we cover Chadlington and the places around it. For surveys nearby, see our Oxford page.

Surveys in OX7 work the same way as everywhere else we cover. Local streets include Church Road, Stonelee Close and Quarry Road, and we cover them all. For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Any of our surveys can be booked by landlords, agents and building managers in Chadlington. For a price for a let property or a block, phone 07833 053749 or email us.

Do you need a chimney survey in Chadlington?

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Common reasons to book include:

  • Disused chimneys trapping moisture
  • Lifted or split lead flashings
  • Signs that a stack is leaning
  • Cracked or missing flaunching

If you own a rental within reach of Charlbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • Will the report include photos?
  • Whether any drone flown is registered with the CAA
  • Is VAT included in the price?
  • What experience they bring

What to expect from a roof survey

What happens if roof problems are left?

If you are buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. In a place like Chadlington, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Common questions in Chadlington

How do I find out if my home in Chadlington is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Chadlington?

Yes, Chadlington is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours for most houses, and about three to four hours for a commercial roof. Somewhere as small as Chadlington, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked
