Chimney Survey in Lyneham
An experienced roof surveyor for chimney surveys in Lyneham. More than 20 years and over 5,000 surveys across London and South East England.
- Gaps where the stack meets the roof
- Bricks with flaking faces
- Disused chimneys trapping moisture
Signs you need a chimney survey in Lyneham
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
A survey can pick up problems such as:
- Signs that a stack is leaning
- Eroded joints in the brickwork
- Gaps where the stack meets the roof
- Pots or cowls that look unsafe
If you let a flat or house near Shipton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Chimney survey in Lyneham
Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you’ve noticed flaunching that has broken away and worn or missing pointing, we can find out what’s behind it, on lead flashings, shared and party-wall stacks and chimney pots and cowls alike.
Older buildings in small places like Lyneham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- The height of the building and how the roof can be seen safely
- The roof’s overall size
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your survey before booking.
Getting in touch
We’ll typically ask about:
- Dates you’re working to, such as exchange
- The reason for the survey, such as buying, a leak or storm damage
- Access details, like a loft hatch or a shared roof
- Where the property is, with the postcode
Getting a price is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we’ll point you to the right survey. We confirm the price before anything is booked.
Before and after the survey
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:
- Never climb onto the roof to look at a chimney
- Check unused flues are capped with ventilation
- Have the flue swept and checked if you use the fire
- Find out whether changes to a stack need permission
Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Flue inspections or sweeping
- Checks on boilers, fires or their flues
- Areas we cannot view from safe positions
If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. The full list of what we check.
What we look at
- Lead flashings
- Chimney breasts
- Shared and party-wall stacks
- Chimney pots and cowls
- Brick chimney stacks
- Flaunching
The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a house, and longer for a large or complex roof. In a hamlet or village like Lyneham, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Preparing for the visit
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors
- Keep pets in another room

Advice
Local roofs in Lyneham
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
