Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Have the flue swept and checked if you use the fire
  • Never climb onto the roof to look at a chimney
  • Keep track of stains on chimney breasts
  • Make sure fixings on the stack are secure

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Chimney survey in Poundon: what you get

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. If you’ve noticed a chimney out of line and frost-damaged brickwork on the stack, we can find out what’s behind it, whatever the roof.

In a small place like Poundon, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Checks on boilers, fires or their flues
  • Flue inspections or sweeping
  • Hidden damage within the stack

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks
  • Chimney breasts
  • Flaunching

Signs you need a chimney survey in Poundon

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

It is worth booking a survey if you’ve seen:

  • Eroded joints in the brickwork
  • Flashings pulling away from the stack
  • A stack that appears to lean
  • Spalled or crumbling bricks

Landlords with a home close to Bicester North station may find that a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Are they insured for the work?
  • How soon the report will arrive
  • What experience they bring
  • Their drone registration, if they fly one

What a good roof survey covers

What we look for on each type of roof

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report explains what we could and couldn’t assess.

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. What happens on the day

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Poundon can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Your questions about chimney surveys in Poundon

Do you survey roofs for landlords with property near Bicester North station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do I find out if my home in Poundon is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will I get photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
