About our chimney survey in Twyford
If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey flaunching, shared and party-wall stacks and chimney pots and cowls, and the problems we are asked to look at most are damp on a chimney breast inside and signs that a stack is leaning.
Some older homes in villages like Twyford are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Somewhere as small as Twyford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Keep pets in another room
- Have keys ready for side gates, garages or roof access doors

Surveys for landlords and agents in Twyford
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Chimney surveys around Twyford
Claydon House, about 3.5 miles east, is one of the historic houses in the wider area around Twyford. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Common roof problems in Twyford
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
Here are some of the things we see frequently:
- Mortar washing out of the joints
- Bricks with flaking faces
- Gaps where the stack meets the roof
- Flaunching that has broken away
If you look after a building such as Twyford C of E School, a written record of a large roof helps plan work for the holidays rather than in term time.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Will the report include photos?
- Will they check the loft as well as the outside?
- What they won’t be able to tell you
What we look for on each type of roof
Brick stacks
Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.
Lead flashings
Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.
FAQs for Twyford
Is Twyford in the area you cover?
We do. The survey and report are the same in Twyford as anywhere else, and visits run on weekdays and weekends.
Will you come out to Twyford?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Will you check the chimney is safe to use with a fire?
No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
What if it rains on the day?
Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
What happens if roof problems are left?
A small amount of repointing or new flaunching is normally a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Where a roof is exposed, as many are in small places like Twyford, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
