Chimney surveys in Hampton Poyle: local notes

Historic houses such as Blenheim Palace, about 3.9 miles west, show how far back building in the area around Hampton Poyle goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Islip station, a dated record of the roof is useful when planning maintenance across a let.

Chimney survey in Hampton Poyle

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and our recommendations. Typical surveys look at a stack that appears to lean and gaps in the mortar around the pots, across brick chimney stacks, lead flashings and flaunching.

Some older homes in villages like Hampton Poyle are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Where we can’t see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t.

What we are asked to look at in Hampton Poyle

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Problems we come across frequently include:

  • Mortar washing out of the joints
  • Flaunching that has broken away
  • Disused chimneys trapping moisture
  • Loose, cracked or missing pots

Take a building like Gosford Hill School: large buildings have long gutter runs and big roofs that need checking like any other.

Before booking anyone

  • What insurance they carry
  • How long the report takes to arrive
  • Whether you get a written report with photos
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Hampton Poyle questions

How do I find out if my home in Hampton Poyle is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Hampton Poyle?

Yes. Hampton Poyle is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

What should I do with a chimney I don’t use?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Hampton Poyle, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Advice

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Older cottages and farmhouses around Hampton Poyle can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
