About our chimney survey in Binsey
Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photos and recommendations. If you are worried about disused chimneys trapping moisture and a chimney out of line, a survey will tell you what’s going on, on lead flashings, chimney breasts and flaunching alike.
In a village or hamlet like Binsey, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Tips that help
Over many surveys, some simple habits stand out:
- Keep track of stains on chimney breasts
- Never climb onto the roof to look at a chimney
- Use the report as a baseline for future checks
- Make sure fixings on the stack are secure
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
Binsey: your questions answered
Is my home in Binsey listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Binsey?
Yes, Binsey is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you take photos of the roof?
Yes. Photos are part of every report, so you can see each point for yourself.
Do you inspect shared chimneys?
Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Chimney surveys in Binsey: local notes
About 2.2 miles south-east lies Holywell Manor, a reminder of how long the area around Binsey has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
The streets around a church like Church of St Margaret are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Oxford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Oxford University Parks shed leaves that can end up in nearby gutters.

What happens if roof problems are left?
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Around Binsey, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What a chimney survey does not cover
It’s a careful look at the chimney stack, not the whole story. The main limits are:
- What’s inside the brickwork or behind render, without opening up
- Gas safety checks, which need a Gas Safe registered engineer
- Whether the flue is safe to use
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
What this survey covers
- Flaunching
- Shared and party-wall stacks
- Brick chimney stacks
- Lead flashings
- Chimney breasts
- Chimney pots and cowls
How it works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours for most homes, a little longer where there are several stacks. Rural addresses near Binsey can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before the survey
- If it is not your property yet, arrange access through the agent
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we’re looking at

Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
Chimney pots and cowls
A loose or cracked pot can fall from height. We record their condition with photographs.
