Chimney survey in Tubney

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey shared and party-wall stacks, chimney pots and cowls and chimney breasts, and people most often book us about damaged chimney pots and cowls and flashings pulling away from the stack.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

What we look for on each type of roof

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. Rural addresses near Tubney can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Advice

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. In a place like Tubney, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before booking.

Your questions about chimney surveys in Tubney

Will you come out to Tubney?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you cover Tubney?

Yes, Tubney is one of the places we work. The survey and report are the same in Tubney as anywhere else, and visits run on weekdays and weekends.

Should I worry about a leaning stack?

It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can plan what to do with it.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Tips that help

Here are a few things we’d tell any owner:

  • Photograph damp patches with the date
  • File photos of the stacks with your home records
  • Check unused flues are capped with ventilation
  • Have the flue swept and checked if you use the fire

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

What a chimney survey looks like in Tubney

About 1.6 miles north lies Appleton Manor, a reminder of how long the area around Tubney has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark like Church of St Lawrence, old fixings, lead flashings and tall chimneys are typical of older roofs.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Do you need a chimney survey in Tubney?

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

A survey can pick up problems such as:

  • Signs that a stack is leaning
  • Flaunching that has broken away
  • Damp patches on chimney breasts
  • Worn or missing pointing

For site and facilities teams at buildings such as Abingdon Preparatory School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
