Chimney surveys for homes and businesses in East Hanney

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. We survey chimney pots and cowls, brick chimney stacks and lead flashings, and people most frequently book us about gaps in the mortar around the pots and a chimney out of line.

Older buildings in small places like East Hanney may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

When to book a survey in East Hanney

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

People typically book a survey after spotting one of these:

  • Damp patches on chimney breasts
  • Bricks with flaking faces
  • Damaged chimney pots and cowls
  • Eroded joints in the brickwork

For an older house near a landmark such as Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

FAQs for East Hanney

Is my home in East Hanney listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover East Hanney?

We do. The survey and report are the same in East Hanney as anywhere else.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Why get it checked now?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. In a small place like East Hanney, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes between one and two hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around East Hanney often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

East Hanney homes and their roofs

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.5 miles north-west lies Longworth House, a reminder of how long the area around East Hanney has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Take a building like St James Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Find out whether changes to a stack need permission
  • Use the report as a baseline for future checks
  • Use a Gas Safe registered engineer for gas appliances
  • Check your stacks from the ground after strong winds

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
