Independent chimney surveys in Peppard Hill

How a chimney survey works in Peppard Hill

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We survey shared and party-wall stacks, chimney pots and cowls and lead flashings, and the problems we are asked to look at most are damaged chimney pots and cowls and flashings pulling away from the stack.

In a small place like Peppard Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Peppard Hill homes and their roofs

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Greys Court, about 1.9 miles north-east, show how far back building in the area around Peppard Hill goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you own one of the older houses in the streets near The Church of Christ the King, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like Peppard Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Henley-On-Thames station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Peppard Hill is about 4 miles north of Caversham, in Oxfordshire. Anywhere in Peppard Hill, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across Oxfordshire.

What affects the cost of chimney surveys

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Your postcode, so we can check access and travel
  • Any deadline, like an exchange date
  • Any photos you have, taken from ground level or a window
  • Access details, such as a loft hatch or a shared roof

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

Different roofs, different checks

Flaunching

We frequently find flaunching that has cracked or broken away. Caught early, it is often a small job.

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Peppard Hill questions

Do you survey roofs for landlords with property near Henley-On-Thames station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Do you cover smaller places like Peppard Hill?

We do. Villages and rural addresses get the same survey as a town house.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

How long will you be at the property?

Time on site depends on the roof; most visits take about one to two hours on an ordinary house, and longer for a large or complex roof. The written report follows by email.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Glance at the stacks from the street now and then
  • Photograph damp patches with the date
  • Have brackets on the chimney checked
  • Use a Gas Safe registered engineer for gas appliances

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we can’t see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Hidden sides of a shared stack
  • Whether a gas appliance or its flue is safe
  • Hidden damage within the stack

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts

How it works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes between one and two hours for most homes, a little longer where there are several stacks. For a village or hamlet like Peppard Hill, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

How to prepare

  • Point out any leaks or damp patches
