Chimney survey in Brighthampton: what you get

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. We survey shared and party-wall stacks, lead flashings and chimney breasts, and the problems we are asked to look at most are unused flues sealed without airflow and flaunching that has broken away.

Somewhere as small as Brighthampton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Roof by roof

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.

What we cannot see

A survey is a close look at the chimney stack, but it cannot do everything. Its limits include:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Gas safety checks, which need a Gas Safe registered engineer
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What this survey covers

  • Flaunching
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. Older roofs in small places like Brighthampton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Preparing for the visit

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Tell us about parking before the day

Chimney surveys in Brighthampton: local notes

With Longworth House about 2.5 miles south, Brighthampton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Mulberry Bush School, a written record of a large roof helps plan work for the holidays rather than in term time.

Common roof problems in Brighthampton

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

Common reasons to book include:

  • Eroded joints in the brickwork
  • Damaged chimney pots and cowls
  • Damp on a chimney breast inside
  • Flaunching that has broken away

For an older house near a landmark such as St Giles' Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
