Berinsfield Chimney Survey
Not sure what state the chimney stack is in? We carry out chimney surveys in Berinsfield and across Oxfordshire, with plain-English findings.
- Mortar washing out of the joints
- Damaged chimney pots and cowls
- Bricks with flaking faces
How a chimney survey works in Berinsfield
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’re worried about a chimney out of line and frost-damaged brickwork on the stack, a survey will tell you what’s going on, whatever the roof.
In a small place like Berinsfield, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Berinsfield homes and their roofs
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Clifton Hampden Manor about 1.6 miles west, Berinsfield sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Abbey Woods Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Saint Mary and Saint Berin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Culham station, the gap between tenancies is a good time to have the roof looked at.

How the survey changes by roof type
Chimney pots and cowls
A loose or cracked pot can fall from height. We record their condition with photos.
Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Why act early in Berinsfield
A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a place like Berinsfield, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Berinsfield questions
How do I find out if my home in Berinsfield is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near Culham station?
Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
How much is a survey?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Around Berinsfield, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- Make a note of anything you’d like us to look at
- If you’re buying, check with the agent that we can get in
- Clear the way to the loft hatch
