Landlord roof survey in St Clement's
Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. If you are worried about damp or stains in top-floor flats and loose ridge or hip tiles, a survey will tell you what’s going on, on shared roofs, rented houses and flat roofs on blocks alike.
Around St Clement's, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirming asbestos in older roof materials
- Legal advice on leases or service charges
- Structural calculations or an engineer’s report
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.
What we check
- Converted houses
- Gutters and downpipes
- Flat roofs on blocks
- Shared roofs
- Rented houses
- Blocks of flats
What we look for on each type of roof
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. The report records it.
Roof spaces and lofts
Underlay on older roofs can be felt, or missing. The report records the underlay where it is visible.
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Letting agents and landlords in St Clement's book surveys as well as homeowners. A written report with photographs gives you a clear record of the let or shared roof.

Practical tips
You do not need to be a roofer to help. What helps most:
- Check your lease or ask a solicitor about who pays
- Ask residents to report damp straight away
- Do not store items over the loft hatch
- Tell tenants when we are coming
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.
Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem normally is.
Roofs, chimneys and gutters in St Clement's
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Holywell Manor, about 0.5 miles north-west, is one of the historic houses in the wider area around St Clement's. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
For businesses in and around places such as Clarendon Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like East Oxford Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Oxford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How do I find out if my home in St Clement's is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you work in St Clement's?
Yes. St Clement's is part of the area we cover, and the service is the same as everywhere else we work.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years.
What’s the best way to book?
It is easiest to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Being in a smaller place like St Clement's does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you in advance.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Preparing for the visit
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
- If you’re buying, let the agent know when we’re coming
