What a roof survey doesn’t cover

It helps to know what a survey will not do before you book:

  • A full building survey of the property
  • Whether the roof structure meets design loads
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Chimney stacks
  • Lead flashings

Roof survey in Piddington

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We are often asked to look into crumbling chimney pointing or cracked flaunching and valley linings that have cracked or split, across natural slate, chimney stacks and ridges, hips and valleys.

Some older homes in villages like Piddington are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leave it or get it looked at?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Where a roof is exposed, as many are in small places like Piddington, driving rain gets into any weakness, and damp in older walls is slow to dry out.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Roof surveys in Piddington: local notes

The wider area around Piddington has a long history of building, with Boarstall Tower about 2.1 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Bicester Village station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from Piddington

Will you come out to Piddington?

Yes, Piddington is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Piddington listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for your roof before you book. For a price, phone 07833 053749 or use the contact form.

What’s the best way to book?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Piddington can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Include dormers, porches and garages when booking
  • Let us know about any leaks or stains you’ve seen
  • Make sure we can open the loft hatch
  • Have details of recent roof work to hand

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
