Gutter survey in Little London: what you get
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about water spilling over the gutter edge and gutters packed with leaves or moss, a survey will tell you what’s going on.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works
Every roof is different, but as a rough guide the survey takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Somewhere like Little London needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- A report with photos and recommendations follows.

What a gutter survey doesn’t cover
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Parts of gutters that can’t be seen safely
- What’s behind fascias and inside walls
- Confirming asbestos in older rainwater goods
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What a survey covers and does not.

Little London homes and their roofs
The wider area around Little London has a long history of building, with Boarstall Tower about 1.7 miles north-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like Oakley Church of England Combined School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like Church of St Mary are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Roof by roof
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We look at the joints, brackets and falls.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Note any damp stains below the gutters
- Book gutter clearing once a year, more frequently near trees
- Ask for valleys and parapet gutters to be cleared too
- Check downpipe clips are holding
For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.
Why act early in Little London
It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Around Little London, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
