How we price flat roof surveys

A few things affect what a survey costs:

  • How big the roof is
  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

When you call or email, these details help:

  • The kind of building and roof involved
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or send us an email.

About our flat roof survey in Ludgershall

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or drop us an email with the address and an idea of the roof’s size. Common reasons to book are pools of water lying on the roof and blisters and bubbles in the covering, across mastic asphalt, GRP fibreglass and EPDM rubber.

In a small place like Ludgershall, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Older rural homes like those around Ludgershall can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • For flats, check roof access has been agreed
  • Tell us where we can park nearby
  • If you’re buying, check with the agent that we can get in

How to book

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Advice

Ludgershall questions

Is my home in Ludgershall listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Ludgershall?

Yes. Ludgershall is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

How long is the visit?

It normally takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You will then get the report by email.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

How do I arrange a flat roof survey in Ludgershall?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Different roofs, different checks

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Flat and commercial roofs around Ludgershall

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 3.1 miles south-west lies Boarstall Tower, a reminder of how long the area around Ludgershall has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near Church of St Mary, flat-roofed rear additions and dormers added over the years are worth checking.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Landlord and commercial surveys in Ludgershall

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Why it is worth a survey now in Ludgershall

Flat roofs can’t usually be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Where a roof is exposed, as many are in small places like Ludgershall, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
