Electronic leak detection in Little London

Landlord and commercial surveys in Little London

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Landlords, agents and building managers in Little London and across Buckinghamshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or drop us an email.

Electronic leak detection in Little London

Not every flat roof suits electronic testing. Certain membranes conduct electricity and some roofs don’t have a suitable layer beneath the membrane. If your roof isn’t suitable, we’ll tell you before any testing. Telling us what you know about the roof’s membrane and layers helps, like drawings or specifications. It saves a wasted visit. We’re often asked to look into gaps at membrane joints and leaks at pipes, outlets or fixings, on roof terraces and balconies, single-ply roofs and flat roof membranes.

Flat roofs on exposed homes in small places like Little London take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What happens on the day

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. Somewhere as small as Little London, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Leaks from walls, copings or rooflights
  • Carrying out the repair work
  • Build-ups without a suitable layer below

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Single-ply roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Commercial flat roofs
  • Liquid-applied waterproofing

How we price electronic leak detection

When we price a survey, we consider:

  • The size of the roof
  • House, block, shop or office
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • Where the property is, with the postcode
  • What made you get in touch
  • The kind of building and roof involved
  • Photos of the roof, taken safely from ground level or a window

Every survey is priced before it is booked, so you know where you stand. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, phone 07833 053749 or email us.

Signs you need electronic leak detection in Little London

Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs though it depends on the layers.

It is worth booking a survey if you’ve seen:

  • Leaks that return after repairs
  • Damp inside with no sign on the roof
  • Breaches hidden under paving or planting
  • Punctures from foot traffic or tools

Take a building like Oakley Church of England Combined School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you get a written report with photos
  • Which parts of the roof they’ll actually see
  • When you will get the report

Flat and commercial roofs around Little London

About 1.7 miles north-west lies Boarstall Tower, a reminder of how long the area around Little London has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Stay off the flat roof unless needed
  • Do not leave water getting in
  • Check trades protect the waterproofing
  • Don’t keep patching the same spot

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

Do not leave a flat roof leak running. Water under a membrane can spread.
