Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Tell tenants when we’re coming
  • Give tenants a simple way to report leaks
  • File each roof report for future reference
  • Keep roof surveys on a rolling plan

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Landlord roof survey in Little London

Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us and residents will need to be told ahead of time. You or your agent arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. We survey blocks of flats, converted houses and shared roofs, and the problems we’re asked to look at most are gutters overflowing onto walls and loose ridge or hip tiles.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Questions from Little London

Will you come out to Little London?

Yes. Little London is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Little London?

We do. The survey and report are the same in Little London as anywhere else.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

Can your report tell us who pays for the roof work?

No. The lease usually decides who is responsible and we do not give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.

How much is a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit. Just ring 07833 053749 or drop us an email for a price.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Landlord and commercial surveys in Little London

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the let or shared roof, with photographs.

Common roof problems in Little London

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

Problems we come across frequently include:

  • Gutters overflowing onto walls
  • Chimney stacks in poor repair
  • Parapets and upstands in poor repair
  • Ponding or splits on flat roofs

Anyone responsible for a site like Oakley Church of England Combined School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What happens after the report arrives
  • Will the report include photos?
  • Whether the inside of the roof is included

What a good roof survey covers

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for a house, and longer for a block or a building with several roofs. Somewhere as small as Little London, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches
  • Check pets are kept safely away

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Advice

How we price landlord roof surveys

All our prices include VAT. The things that change the price are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Dates you’re working to, such as exchange
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Anything about access we should know

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a landlord roof survey looks like in Little London

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Boarstall Tower about 1.7 miles north-west, Little London sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.
