About our pre-purchase roof survey in Edgcott

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. We survey lead flashings and valleys, flat-roofed extensions and dormers and chimney stacks, and common reasons people get in touch are gutters that overflow or drip at the joints and cracked flaunching or crumbling chimney pointing.

Somewhere as small as Edgcott, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Edgcott needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • If you’re buying, check with the agent that we can get in
  • Keep pets inside or away from the areas we are looking at

Surveys for landlords and agents in Edgcott

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

When you need someone else

In fairness, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that’s a structural engineer’s job)

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes

When to book a survey in Edgcott

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, especially when they’re only visible from an upper floor.

Things that frequently lead to a survey include:

  • Ponding, blisters or splits on a flat roof
  • Chimney mortar that has eroded
  • Patch repairs that may hide an ongoing problem
  • Worn or lifted lead flashings

The streets around a church like Church of St Michael are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before you book anyone

What’s in a roof survey

Edgcott: your questions answered

Is my home in Edgcott listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Edgcott in the area you cover?

We do. The survey and report are the same in Edgcott as anywhere else, and visits run on weekdays and weekends.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Give your solicitor a copy of the report
  • Ask the seller about past roof repairs
  • Request records of any re-roofing
  • For a flat, check who is responsible for the roof

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. For older village homes like those around Edgcott, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
