Roof surveys for homes and businesses in Micklefield

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. We survey flat roofs, clay and concrete tiles and chimney stacks, and common reasons people get in touch are slipped, cracked or missing slates and tiles and blocked, sagging or leaking gutters.

Houses in smaller places like Micklefield can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Micklefield is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building

Roof surveys around Micklefield

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Hughenden Manor, about 2.3 miles north-west, is one of the historic houses in the wider area around Micklefield. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near High Wycombe station, the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for instance near Eden, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings like Kings Wood School and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Micklefield is about 1 mile east of High Wycombe, in Buckinghamshire. Bookings from Micklefield are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Buckinghamshire. You can also see our page for Reading.

All of HP13, HP10 and HP11 is within our area for roof surveys, from the main roads to the quietest streets. If you need a roof survey at a property on Cock Lane, Colne Road and Baring Road or a nearby road, we can survey it. Neighbouring places we cover for roof surveys include Totteridge (1 mile west), Tylers Green (1 mile north-east), Wycombe Marsh (1 mile south), Terriers (1 mile north-west) and Hazlemere (1 mile north). Within a short drive, we also cover Aylesbury (14 miles north), Chesham (7 miles north-east), Marlow (5 miles south-west), Amersham (6 miles north-east), Beaconsfield (3 miles south-east) and Chalfont St Peter (7 miles east).

Leave it or get it looked at?

By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Tradespeople may need to travel further to a smaller place like Micklefield, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

What we cannot see

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)
  • Faults hidden behind ceilings or boarding

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Ask about a flat roof on an extension or garage too
  • Look for debris in the garden after high winds
  • Have details of recent roof work to hand
  • Leave roof access to professionals

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Landlords, agents and block managers in Micklefield

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.

Your questions about roof surveys in Micklefield

How do I find out if my home in Micklefield is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near High Wycombe station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
